In reality only 100 decisions have to be made right away, but each of those require 100 more decision to be made at the same time.</div><div style="text-align: center;"><br />
</div><div style="text-align: center;">One of the most pressing questions is about the shower faucets. The plumber requires the shower valve before he can plumb the bathroom. The type of shower valve is dependent on the shower fixture that is chosen. And, to me at least, the shower fixture choice must be made in conjunction with the all of the fixture choices in the bathroom. Oh, and we're dealing with three bathrooms.</div><div style="text-align: center;"><br />

</div><div style="text-align: center;">Other highlights from the rest of the house: This home was originally a duplex before being renovated and combined. The owners left the original small kitchen (cabinets, sink and fridge) and made it the laundry room and kids craft space. At first it seemed really odd - but the room is off on its own and provided tons of extra storage. I bet it gets used a lot.</div><div style="text-align: center;"><br />

They are a local renovation company know for doing pretty authentic Craftsman renovations. In the house they included a lot of detailed moulding and custom cabinetry but it was all painted a crisp white, keeping it light and updated. The counters are honed carera marble and blend great with the gray accent tiles. I would love to be able to reproduce this in the new house. One thing I really try to do is keep or add character to a room. I hate for it to feel generic. I'd rather it feel like it has always been there and just evolved. We tried to do that using a vinage cast iron sink and unique light fixtures. I think mixing the countertop materials (honed, absolute black granite and butcher block) helped too. It makes both rooms feel bigger, and the cook doesn't feel disconnected from the party. Kenny removed the old tile (a physically demanding job) and I installed the new tile. Installation isn't physically hard at all - but it does take A LOT of time and an obsessively detailed eye. It's still more than blown so that should be taken into account.</div><div class="separator" style="clear: both; text-align: center;"><br />

Thankfully we thought to check in the attic just to make sure these weren't load bearing - because they are. One is holding up the ceiling in the kitchen and part of the back roof. Awesome! Next came paint. I love that paint. The yellow came across so generic - it didn't help that three other houses on the block were painted the exact same color. The white trim was in good shape and matched the (unpaintable) vinyl windows pretty perfectly, so all that needed painting was the brick and front door.<br />

Finally I limbed up the tree in the front yard. Actually took out a huge, but skinny limb. It was also a really easy afternoon project. This made a much bigger impact than I anticipated - totally should have done it sooner.<br />

Can you believe the change? The amazing thing is the only part that cost anything was the exterior paint, and, because we didn't paint the trim, that wasn't too bad. <br />

My biggest take away was limbing the tree. If a house looks dark from the front, or if a tree is looking sickly or a bit wily, try giving it a haircut. </div><div style="text-align: center;">The tile went about 5 feet up the wall and removing it trashed the plaster beneath. We choose to go back with board and batten wainscoting. It's a high value look with a low price tag. </div><br />

We should have used quater inch plywood and MDF trim (a bit of foreshadowing for the next house). The drywall added an extra step of mudding and sanding, and the raw wood added the extra step of lots of sanding and lots of priming.</div><br />

I wonder if they are the only lights in the room or if they still included cans. There are so many components to a kitchen that it gets chaotic without symmetry to hold it down. I'm also in love with those doors - their scale is so good.</div><div style="text-align: center;"><br />
</div><div style="text-align: center;">Another neat detail: the horizontal boards around the entire room and kitchen. It gives it dimension and, in the kitchen, eliminates the need for a backsplash. Painted high gloss it would be easy to wipe off and keep clean.</div><br />

</div><div style="text-align: left;">This was SUCH a learning experience. We had the entire project done by a general contractor but there are so many decisions that had to be made (and usually they needed making within the hour). </div><div style="text-align: left;"><br />
</div><div style="text-align: left;"><br />
</div><div style="text-align: left;"><br />
</div><div style="text-align: left;"><b>So here's what I learned from the bathroom project:</b></div><div style="text-align: left;"><br />
</div><div style="text-align: left;">1. Additions are not that big of a deal. Relatively speaking they aren't that expensive either. We ballpark $100 a square foot finished (but not over the top finished and that doesn't include bathroom or kitchen fixtures).</div><div style="text-align: left;"><br />
</div><div style="text-align: left;">2. Never put the shower sprayer on an exterior wall. It will freeze every. single. time.</div><div style="text-align: left;"><br />
</div><div style="text-align: left;">3. Save money by just having the top of the shower glasses in. It still has the open, not-so-claustrophobic feel of a glass shower, but the wall and tile are much less expensive than the huge piece of tempered glass.</div><div style="text-align: left;"><br />
</div><div style="text-align: left;">4. Use kitchen cabinets to make a vanity. The size and layout options are much greater, and the vanity is a bit taller. The installer did have to cut the backs down so they would be vanity depth (22 inches) not kitchen counter depth (24 inches) but it wasn't an issue at all.</div><div style="text-align: left;"><br />
</div><div style="text-align: left;">5. Travertine tile weighs a ton. No literally. And it will not fit in the back of your compact. Even if it will fit in the trunk, the car will not be able to move. Plan accordingly.</div><div style="text-align: left;"><br />
</div><div style="text-align: left;">6. A huge closet (that you don't have to share with a man) that has a great mirror and ottoman is a wonderful thing. I actually also had a dresser in there so it really was a private dressing room.</div><div style="text-align: left;"><br />

Second, the display on top is perfect. It doesn't have too much but it is such a focal point. I would have thought the wheel would be too big - but it balances the blackness of the fireplace. And, again, is so sculptural against the white trim. </div><br />

And I love the bathroom off of that hallway. It has a chandelier - but not a crystal, fru-fru, princess chandelier. An wonderfully understated, elegant chandelier that reflects off of those dark walls and ceiling. <br />

Actually, it might be the same one. Really this was a pretty good bungalow. Typical 6 room floor plan with 3 bedrooms and a bathroom along the left side, and the living room, dining room and kitchen along the right. A previous owner had done some "updates" including a huge fireplace and vinyl windows.<br />

Generally the entire house was pretty blah. The paint colors were as generic as you can get and the trim was painted a blinding white.<br />

Here's the Kitchen. Sadly this is about the most flattering picture that could be taken of that kitchen. What is left out is the washer and dryer that sat along the middle of the back wall and the huge section of floor that was missing the linoleum tiles. You do get a view of the hight quality cabinets with peeling vainer. For the record: when we bought the house it had NO appliances. We had to get these right away to make the house livable. A clean refrigerator does make a dilapidated kitchen much more tolerable though.<br />

Well whoever said it gets worse before it gets better wasn't kidding. It was so exciting though, to see the changes that were happening on a daily basis. It got stressful quick but it was so worth it.<br />

There were typical kitchen supplies - but still good things. Like a Pyrex measuring cup (I always need more than one) and a wooden spoon. Also got an unopened meat thermometer - so random and a marble rolling pen (pretty nice).<br />

There was also a large selection of Christmas decor. A lot wasn't any good but these glass balls looked nice and go with what I've already got. We also snagged some plug-in timers to schedule the Christmas decorations to turn on and off daily.<br />

The found object of the day was this great wire basket. It reminds me of some currently for sale at Pottery Barn and several antique stores. I think I'll use it for magazines but it has lots of future potential. <br />
